The design provides 218 apartments and studio flats in two buildings, a residential block and a building with serviced apartments. With six and seven full storeys respectively, plus two receding floors above that, these new structures are integrated into and continue the existing city-block architecture in this part of the district of Schwabing. Characteristic features of the façade are the high ground floor, generous glazing with Juliet balconies and small loggias. The two top storeys are stepped back from the façade, leaving space for roof terraces. A main feature in the design is the foyer, opening onto Herzogstrasse; it is reminiscent in style of the entrance hall to a theatre or high-class hotel. The building takes account of the rising topography towards the west, enabling level access to the ground-floor café on the corner of Winzererstrasse and Herzogstrasse.
